Excellent location between the Ajuda University Campus (expanding), the Liga Foundation, the Humanitarian Association of the Ajuda Firefighters, and the Monsanto Forest Park. Further away, but still sufficiently close, is the National Palace of Ajuda. The land has a configuration of about 22 meters in depth and 55 meters of usable width. Considering the other conditions and limitations stated in Articles 49°, 53°, 54°, and 55° of the Lisbon Municipal Master Plan (PDM) Regulation, the possibility of constructing a five-story residential building with a frontage of about 50 meters and a depth of 15 meters is considered, with the remainder of the lot used as a garden. This construction perspective aligns with the indication in Article 54° of the PDM Regulation, in item c) of point 2), where the maximum Gross Utilization Index (IUB) is 2 m²/m², which would allow for an occupation of ± 4,000 m² in housing over the 2,000 square meters of land.
